Anyone can sell a house. But can everyone sell smart? We don’t think so because we see “not-so-smart” happening way too often in the Metro Atlanta real estate market.The market changes. What worked in early 2022 doesn’t necessarily work now.
How can you hire a Realtor who understands market changes? Ask questions about the marketand listen to them talk. Do they sound like they understand the market? Do they speak confidently and without hesitation about prices, strategies, and how to get the best results?
Here is a partial list of pain points some sellers have faced that could be avoided with a good Realtor as your Listing Agent:
- You heard you should repair your home before selling and you pay a contractor $50,000 to update everything and then your house sells for the same price as your neighbor’s out of date house.
- You heard that Buyers will purchase fixer upper homes. But the only offers you get are from investors who lowball on the price.
- You saw on Zillow that your house should sell for $435,000 and every Realtor you talk to says, “Yes, we can sell it for that!” But it sits for more than a month and you end up dropping the price repeatedly.
- When the Realtor you chose lists your house, you’re embarrassed to share the Zillow link on social media or even with friends because the photos are terrible (they took the photos with their phone and even then they did a poor job).
Realtors who understand selling smart know what kinds of repairs and improvements will bring better results in the sale. They don’t promise you can get a high sale price secretly understanding that you really cannot and will be forced to drop the price. They also don’t
under-price your home.
