“Buyers agents are just door-openers.” Said some people who didn’t know what they’re talking about.
The first way a good Realtor can save you time and money is with their experience looking at the condition of homes. While you’re trying to decide if the kitchen is gorgeous enough, we’ll be climbing the pulldown ladder to the attic to check for rodents and bats, to look at the furnace, to check for observable roof problems, etc.
You might love the kitchen and primary bedroom closet, but do you want to deal with a leaky basement? Your Home Inspector will tell you all about it—but not until AFTER you’ve paid for the inspection! But maybe you’d rather not even mess with negotiating basement repairs or a new roof. Maybe you prefer to move on to a house with less problems.
And maybe you’ll be grateful that your Realtor saved you from paying for a home inspection on a house you prefer to take a pass on.
Then there are all the other things. Deadlines. Lots of deadlines. Keeping the Mortgage Lender on track (sometimes they seriously delay or completely derail buyer transactions). Appraisal problems and renegotiation opportunities. Earnest money. Making sure you understand down payment and closing costs. Dealing with repairs made by the seller or helping you make repairs after the sale.
Oh, and another huge thing, when you tell a Realtor what your dream is, why you’re buying home, you want two things from us. A listening ear. A brain that understands what is out there on the market.
Don’t hire your cousin just because they are a real estate agent. Interview a Realtor. Ask them about the market for buyers. Talk to them about what you want and see if they generate confidence in understanding how to find it for you.
